POUGHKEEPSIE, NY … The Dutchess County Department of Planning & Development has released the final draft of the Schatz Brownfield Opportunity Area (BOA) Nomination Study Report. This report evaluates existing conditions at the former Schatz Federal Bearings Company site, a 20-acre abandoned industrial site within the Town and City of Poughkeepsie, and establishes a vision for its future redevelopment.
Dutchess County Executive Sue Serino said, “The vision outlined in this study would transform an abandoned property into a dynamic, mixed-use destination – one that adds new housing options, retail, and workspace opportunities while stimulating economic growth for the local community. We encourage residents to take a look at the plan and share their thoughts.”
The recommendations in the Schatz BOA Plan include transforming the long-abandoned site into a vibrant, mixed-use neighborhood that creates up to 250 units of affordable and market-rate housing while preserving historic buildings and adding public green spaces, walkable paths and local businesses – including retail, restaurants, co-working and maker spaces – that support economic growth, creating a connected, welcoming place where people can live, work, shop, and enjoy easy access to the Marcus J. Molinaro Northside line and other trails and the community.
The public is encouraged to review the draft report on the project website, www.revitalizeschatz.com/project-documents, and provide comments through October 31, 2025. Comments may be submitted via the website’s “Share Your Comments” page: www.revitalizeschatz.com/comments.

The nomination study will be submitted to the New York State Department of State as part of the process to seek formal BOA designation. Designation can open the door to additional funding, technical assistance, and redevelopment opportunities. The New York State Brownfield Opportunity Area Program, administered by the Department of State, provides communities with resources to plan for the revitalization of areas affected by actual or perceived environmental contamination. Through the program, municipalities and community-based organizations can complete in-depth studies of brownfield sites, develop a comprehensive redevelopment strategy, and position properties for investment.
Designation as a BOA by the Department of State signals that a community-driven vision is in place and makes projects within the area more competitive for public and private funding.
